What does the application and leasing process look like?
Applying at Brightside at Cloverleaf is simple! Browse our available floorplans at https://www.brightsideatcloverleaf.com, select your preferred home, and click Apply Now to begin your online application. Application screening and process times can vary, but most applications are reviewed within 24-48 hours of submission Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.
How long does it take for an application to get approved?
Our leasing team will contact you with a decision and any next steps.
What all do I need to apply?
To complete your application you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Application fee of $75, Administration fee of $200
What income is required to qualify?
Applicants must have a combined household income of at least 2.5x times the monthly rent. For example, a townhome that rents for $1,799, a minimum income of $4,497.50 per month is required.
What is acceptable proof of income?
We accept:
- Two most current pay stubs from your current employer
- Two recent bank statements
- Pension fund payments / 401k / Investment fund accounts
- Court ordered alimony or child support payments
- Proof of government payments (welfare, disability, social security, etc.)
- Proof of retirement income
- Proof of self-employment income (prior year’s tax return, financial statements, bank statements, etc.)
- Proof of student loan
What happens if I'm approved for an apartment but my roommate is not?
If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Brightside at Cloverleaf. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, final utilities, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Do you require renter's insurance?
All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.
What tour options are there?
We offer:
- In-Person Guided Tour: Meet with a leasing professional.
- Self-Guided Tour: Explore at your own pace during available hours.

What times are available for tours?
Tours are available during leasing office hours:
- Monday-Friday: 10 am - 6 pm.
- Saturday: Closed
- Sunday: Closed Walk-ins welcome; we recommend scheduling in advance at brightsideatcloverleaf.com or 470-790-3434.
What size apartments do you offer?
Brightside at Cloverleaf offers 3-bedroom townhomes homes approximately 1,530 sq ft. Visit brightsideatcloverleaf.com to view our available homes.
Will I be able to see the actual apartment that I will be renting?
Absolutely -- we will do our best to show you your specific unit. We offer tours of representative model homes. Your unit will be freshly cleaned and move-in ready.
Which floorplans have the best natural light?
Our townhomes offer windows that maximize natural light. Ask our leasing team for the sunniest options!
What is the typical ceiling height of your apartments?
Our apartments feature 9-foot ceilings throughout.
Do you offer short-term leases?
No, we do not offer short-term leases at Brightside at Cloverleaf.
Do any of your floorplans have a den or home office space?
Our townhomes offer 3-bedrooms that could be utilized as a den or office space.
What lease terms are available?
Current available terms include 12-15 months. Contact our leasing office for pricing by term length.
What condition will my apartment be in at move-in?
Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in like-new condition. Please complete your move-in inspection within 24-72 hours.
What is the notice requirement to terminate my lease?
A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
Can I request a specific floor or location?
Absolutely! We will note your preferences, and our team will do their best to match you.
What is your move-in process?
On move-in day, you'll meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full, proof of electric and proof of renters insurance must be accepted by the leasing team before keys are released. Return your inspection form within 48-72 hours after move-in.
How long will the apartment I want be available?
Availability changes quickly! We recommend submitting your application to hold a home as soon as possible. Contact our leasing office for current availability.
What is your move-out process?
Before moving out, please schedule a walkthrough with the office staff, return all keys and garage remotes, and ensure the home and yard are in original condition. Deposit processed within 30 days per state law.
What happens if my preferred apartment becomes unavailable?
Our leasing team will present you with comparable alternatives matching your preferences.
What is the lease renewal process?
We will notify you approximately 75-120 days before your lease expiration with renewal options. To renew, select your renewal term and sign your renewal agreement online. Contact the leasing office for any questions.
What other fees am I responsible for?
In addition to monthly rent, residents are responsible for utilities (billed based on usage), community bundle, pet fees/rent, and internet.
Can I break my lease? If so, what are the stipulations?
Early termination is possible with 60 days' written notice. An early termination fee of 2 months' rent will apply. Please review your lease or contact our office.
When/How should I set up my utilities?
We recommend setting up utilities at least 1 week before move-in:
- Electricity: Georgia Power
- Water/Sewer: Community Billed
- Internet: Community Billed
Is the community wired for high-speed internet?
Yes. It is included for $60 per month.
How long is the average maintenance request?
Standard requests are typically completed within 24-48 business hours. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.
How do I pay rent?
Rent can be paid securely through our online portal using debit, credit, or ACH bank transfer, or MoneyGram. Payments are not accepted at the leasing office.
When is rent considered late?
Rent is due on the 1st of each month. A late fee of $200 will be applied if rent is not received by the 3rd.
Who are the internet providers?
Internet service is provided through us and costs $60 per month.
Is Wi-Fi available in common areas?
No. We do not provide Wi-Fi in the common areas.
Who do I set up electricity with?
Electricity is provided by Georgia Power. Contact them at Georgia Power | Reliable Energy for a Growing Georgia. We recommend doing this at least 1 week before move-in.
Is maintenance offered?
Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; Emergency maintenance 24/7.
How do I submit a maintenance or service request?
Submit requests through resident portal or call our leasing office at 470-790-3434. For emergencies, call the office immediately and follow the maintenance emergency prompts.
Can I have a grill on my patio/balcony?
Personal grills are permitted in your private outdoor space -- maintain at least 10 ft away from any structure.
Can I sublet my apartment or put it on Airbnb?
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
Can I have shelves, curtains, posters, etc.?
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.
Do you offer furnished or corporate apartments?
We do not offer furnished apartments. Corporate homes are considered and required to pass screening/background requirements.
Do your apartments have in-home laundry?
Yes! All homes include a full-size washer/dryer.

Yes! All homes include private back patio and front porch.

Brightside at Cloverleaf includes/offers:

What happens if something breaks in my apartment?
Submit a maintenance request through your resident portal as soon as possible. Our team will address it within 1-3 business days. For urgent issues (e.g., water leaks, HVAC failure), call the office number and follow the prompts for emergency maintenance immediately.
Does the community offer on-site recycling?
No. Brightside at Cloverleaf does not offer on-site recycling.
Where do I take my trash?
Trash is collected curbside on Wednesdays. Bins should be placed at the curb and returned inside your garage after pickup.
Do you have elevators?
No. As a community of two-story townhomes, elevators are not applicable. If you have accessibility needs, please contact our leasing team.
Are there quiet hours?
Yes. Quiet hours are 10:00 PM to 7:00 AM daily. We ask all residents to be respectful of neighbors.
What is the parking like?
Each home includes an attached 1-car garage and private driveway.
When will I get access to amenities after move-in?
You will have full access to all amenities beginning on your move-in date. Your resident app will be activated at your move-in appointment.
Do you offer reserved parking?
Your home's parking is exclusively yours -- no separate reserved parking program.
What if I have 2 cars or a car and a motorcycle?
Each home includes a 1-car garage and driveway, accommodating 2 vehicles. Additional Street parking is not allowed at any time. Visitor parking is available first come near the pet park. Motorcycles are not subject to vehicle count limits if they can be parked in the driveway and/or garage.
Where do my packages get delivered?
Packages are delivered directly to your front door.
What amenities does your community offer?
Brightside at Cloverleaf is a neighborhood-style community with amenities including:

Are there additional storage options?
Additional on-site storage is not currently offered.
Do you have outdoor spaces or green areas?
Yes! Brightside at Cloverleaf features landscaped community green space and a dog park available for all residents.
Is there somewhere for me to keep my bicycle secured?
Bicycles must be stored in your attached garage when not in use.
Can I bring guests to the pool and other amenity areas?
Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times. Guests are not allowed to bring pets.
Is there guest parking?
Yes! Guests may use your driveway and designated guest parking areas at located by the pet park. Please be mindful of neighbors and avoid blocking driveways or fire lanes. Street parking is not allowed.
Are pets allowed?
Yes! We welcome pets at Brightside at Cloverleaf. We allow up to 2 pets per home. Breed restrictions apply -- see our full pet policy.
How long can a guest stay with me?
Guests are welcome to stay for up to 14 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
What is your pet policy?
We welcome cats and dogs:
- Max pets: 2 per home
- One-time pet fee: $350 for the 1st per, $200 for the 2nd.
- Monthly pet rent: $25 per pet
- Breed restrictions:Tosa Inu/Ken, American Bandogge, Cane Corso, Rottweiler, Doberman, Pit Bull, Bull Terrier, Staffordshire Terrier, Dogo Argentino, Boer Boel, Gull Dong, Basenji, Mastiff, Perro de Presa Canario, Fila Brasiliero, Wolf Hybrid, Caucasian Oucharka, Alaskan Malamutes, Kangal, German Shepard, Shepard, Chow, Spitz, Akita, Reptiles, Rabbits and Pot Bellied Pigs. Mixed breeds containing these bloodlines are also prohibited.
- Yard responsibility: Residents must maintain a clean yard, including prompt pet waste removal. All pets must be registered.
